Absentee Owner Surcharge

Extra land tax and stamp duty charged to non-resident or absent property owners.

Definition

Several Australian states impose an absentee owner surcharge on top of standard land tax for property owners who are not ordinarily resident in Australia. Victoria charges a 4% surcharge (on top of standard land tax rates), while other states have similar provisions. Some states also impose a stamp duty surcharge of 7–8% on purchases by foreign persons. 'Absentee' typically means not ordinarily resident in Australia for at least 6 months of the year.

WHY IT MATTERS

Expat Australians and foreign investors face significantly higher holding costs. A Victorian property with $500,000 land value could attract $20,000+ in combined surcharges annually. Understanding residency tests and trust structure is essential for affected owners.
