Capabilities
Lodgey is a full-service tax preparation agent. Here’s what it handles.
Document processing
Section titled “Document processing”Lodgey reads and extracts data from uploaded files:

For each document, Lodgey extracts every tax-relevant line item — amounts, dates, ABNs, account numbers, addresses — and files them as evidence with the correct status (confirmed, estimated, or needed).
Tax knowledge
Section titled “Tax knowledge”Lodgey has deep knowledge of Australian tax law relevant to property investors:
- Rental deductions — interest, insurance, rates, water, land tax, strata, repairs, property management fees, pest control, gardening
- Depreciation — Division 40 (plant & equipment) and Division 43 (capital works) claims, quantity surveyor schedules
- Capital gains tax — the five cost base elements (s110-25 ITAA 1997), CGT discount, partial exemption, absence rule, indexation method
- Employment income — multiple employers, ETPs, salary sacrifice, PAYG summaries
- PAYG withholding variations — NAT 2036 calculation, eligibility, fortnightly/weekly/monthly reduction estimates
- House & land packages — dual-contract structures, stamp duty on land component, construction depreciation split
- Loan refinancing — mid-year lender switches, deductible purpose test, borrowing cost apportionment
- Entity structures — personal, trust, SMSF, company — with correct CGT discount rates and tax treatment
Tax rules are loaded dynamically. If you have a sold property, CGT rules appear. If you have a house & land package, H&L-specific guidance loads. This keeps the agent focused on what’s relevant to you.
Live Report (spreadsheet)
Section titled “Live Report (spreadsheet)”The Live Report is a persistent spreadsheet in the right panel. It updates in real time as Lodgey processes your data. Standard tabs:
- Rental Schedule — ATO-aligned income and deduction breakdown per property
- Individual Tax Return — summary of assessable income, deductions, and tax payable
- CGT Calculator — cost base build-up and capital gain/loss per sold property
- PAYG Variation — withholding variation calculation with employer and property breakdowns
- Evidence Progress — tracker showing confirmed, estimated, and needed items per category
The workbook is formatted with headers, totals, zebra striping, and number formats. You can edit cells directly, and Lodgey will respect your changes.
Gmail integration
Section titled “Gmail integration”With your permission, Lodgey connects to your Gmail to search for:
- Rate notices and water bills from councils
- Insurance policy renewals
- Property management statements and letting authority letters
- Loan statements and refinancing correspondence
- Payslips and employment contracts
- ATO correspondence and notices of assessment
Lodgey uses targeted search queries (property addresses, lender names, employer names) and runs multiple searches before asking you for missing documents.
Interactive calculators
Section titled “Interactive calculators”Lodgey can render interactive widgets directly in the chat. These are live React components — you adjust sliders and see instant recalculations without waiting for the agent:

Evidence management
Section titled “Evidence management”Every tax-relevant fact is filed as an evidence item with:
- Category — mapped to ATO evidence folders (01-Rental-Income through 10-Employment)
- Status — confirmed (backed by a document), estimated (from email or conversation), or needed (no evidence yet)
- Amount — the dollar figure, if applicable
- Document link — reference to the uploaded file it came from
The Evidence tab in the side panel shows your full registry. The Live Report’s Evidence Progress tab summarises completion by category.
Memory and projects
Section titled “Memory and projects”- Projects isolate different tax clients or financial years. Each project has its own documents, evidence, situation, and workbook.
- Sessions are individual chat conversations within a project. Multiple sessions share the same project context.
- Memory persists key findings, decisions, and context notes across sessions within a project. When you start a new session, Lodgey reads the project memory first.
Verification
Section titled “Verification”Lodgey self-verifies after significant work:
- Persist check — every fact has been saved, not just acknowledged in text
- Evidence check — every tax-relevant item has been filed
- Consistency check — cross-references documents against evidence against situation data
- Calculation check — tax arithmetic is verified by running a Python script independently
- Gap analysis — identifies what’s still missing before you finish
